This week’s blog post is taking a slightly different twist (bear with me I’ll explain all later in the article).

 

I’m interviewing Peter Mossey on his last day working for Philip James. Peter (or Pete as he prefers to be called) has been with Philip James for over 8 years working as their most successful viewing manager to date. Pete is hanging his keys up for the last time and is retiring.

Pete is no stranger to the area, being born and bred locally. So let’s just say he knows a thing or two about living in South Manchester.

When Pete joined Philip James 8 years ago the company was still very much in its infancy and has seen Philip James Parnership grow to be one of Manchester’s most successful independent estate and letting agents.

So I thought it only apt to ask Pete a few questions to pick his very knowledgeable brain for one last time.

 

Why do you think Philip James has been so successful?

“The company is very much focused on customer care. This comes down from the very top at the CEO level, right down to the most junior member of staff. All the staff are passionate about giving the customer the best experience possible. I see day in day out why people choose Philip James over the competition. It boils down to a couple of key things – Knowledge and passion for the job.”

“The management team that is in place is by far one of the strongest I have seen in a business of this size. All of them have several years’ experience in the market. Philip Nolan, our CEO hand picks all the managers and works very closely with them. We have integrated business systems that ultimately provide a more streamlined service for both our landlords and ourtenants.”

 

Why is Philip James so successful at letting properties so quickly and achieving the highest rents possible?

“We all take a very hands-on approach. Feedback is key. We market the property in its best light, taking the best photos and then it’s so important when we come to do a viewing we sell a number of things to the prospective tenant. “

“Firstly, I always try to sell myself as a person, to build rapport and more importantly make the person feel comfortable. Secondly, I sell the property. I pick out the key points in the property. This could include things such as en suite bathrooms, balconies or its location. There are literally hundreds of things I could use here. Lastly and by no means least, I sell the company. Why they should use Philip James. Things I always mention are customer service. We have an emergency 24/7 help-line we give to all tenants. We provide a completely transparent pricing structure, what you see is what you pay. There are no hidden fees or charges. I always say that if they have any questions or queries whatsoever, we are only a phone call away.”

Tips

Any Tips to Landlords Who Need To Let Their Property?

“There are a few tips which are really common sense but I see so many landlords (not Philip James Landlords though!!) not doing them. These include:-

  1. Be realistic on the rents. Better to let the property quickly at an agreed market rent than trying to hold out for the impossible.
  2. Keep the property in good order. Properties in good order generally let much quicker and achieve higher rents.
  3. Tell tenants of prospective viewings well in advance. Hopefully this gives them a chance to tidy up before the viewing.
  4. Use great quality images of the property in any marketing materials.
  5. Use great letting agents (such as Philip James) to manage the whole process for you.

 

Any Funny Stories You Would Like To Share With Us?

“Gosh, I could write a book on the subject. I have just about seen everything over the last 8 years including the odd naked tenant!”

 

What are you going to miss the most when you retire?

“Definitely the people. Both my former work colleagues and the tenants I show around. Let’s say there are never two days the same!”

 

What have you planned for your retirement?

“I’m a big model railway enthusiast and occasionally go to the match (Pete is a Man. City Fan). I have got lots to keep me busy but I’m really going to miss my work colleagues. I loved working in such a vibrant atmosphere. All the staff are brilliant at their jobs and everyone enjoys a good laugh.”
