            <description><![CDATA[<p><span>With 2009 firmly behind us and ending far more buoyant than we expected and prices up a surprising 2.7% nationwide since the start of the year, what can we expect in 2010?</span></p>
<p><span>Many foresee that unemployment rates, stock market health and credit availability will be the major factors affecting the property market in 2010, but we should also factor in the driving forces of supply and demand which has placed pressure on prices in autumn 2009.</span></p>
<p><span>We experienced sales in November 2009 equivalent to that of 7 months in 2008 and the busiest December since our company started trading, in terms of number of listings, sales and exchanges. We also noted the rush of buyers trying to exchange prior to Stamp duty changes in January 2010, which pushed the market forwards from &pound;175k and above.<span></span>We have seen stock levels reducing due to increased sales and the natural withdrawals pre-Christmas. </span></p>
<p><span>Barratt Gray independent brokers providing advice and support to our buyers predict further easing of lending, and deem that 2010 to be more fruitful than 2009. Here are some encouraging headlines pre Christmas; "buy to let market grows for the first time in two years", "Lenders ease mortgage rationing", "Mortgage lending the highest in 2 years", "Property prices rise for the 5<sup>th</sup> consecutive month, good news for the mortgage market".</span></p>
<p><span>The Heaton's offer a good level of period style properties in a leafy location with a great selection of bars and restaurants within strolling distance of a main line train station, a short drive to the M60 and a small commute to one of the UK's largest airports is there any wonder that this area has weathered the storm well.</span></p>]]></description>
