We have a team of staff looking after the letting of your property to find a tenant as quickly as possible. We have state of the art technology and a database of prospective tenants looking for properties all year round.

As soon as we have been instructed to market your property we will email the details to our database and commence viewings immediately. With viewings conducted till 8pm you can be sure that prospective tenants can see your property at their convenience.

Rent Collection

Collecting the rent for your property is one of if not the most important part of your investment and we have recognised this. To ensure you get paid on time each month we employ a full time accounts team and a credit controller to make sure this happens.

The tenant's rent will become due on the same day each month and they set up a standing order to pay the rent direct to us.

We pay all the rent to you on 18th each month direct into your bank account. You will also receive a statement via email or post with full details of your account

Maintenance

From time to time work will be required on your property. We do not employ any contractors directly; we do this to ensure we are getting the best service and rate when carrying out any repairs. With access to over 200 contractors we are able to log all maintenance issues within 24 hours. Due to the number of contractors we have we are able to get 97% of maintenance work completed with 72 hours.

Inventories/Inspections

Before a tenant moves into your property we will carry out a full photographic inventory which incorporates all fixtures and fittings in your property along with all the furniture. This is signed by the tenants moving in and is cross referenced when the tenants move out to make sure that the property is returned in the condition it was taken.

Periodic inspections will be carried out during the tenancy to ensure the property is properly maintained.

Before each tenancy comes to an end we will contact your tenants 8 weeks prior to them moving out and offer them the opportunity to renew their tenancy. By doing this we minimise the chance of you having a void period. Should your tenant decide to move out we will immediately commence marketing your property for a new tenant and start viewings. As a result of this procedure we have found that 70% of all our properties are let before they come empty

Overseas Landlords

If you are a non resident UK landlord you will require a notice of approval from H M Revenue & Customs, this can be obtained by completing the relevant application form. If we are not provided with a notice of approval we will have to reserve 20% tax from your rent until one is provided direct from the Inland Revenue.
