Overseas Landlords


If you are a non-resident UK landlord you will require a Fico exemption number, this can be obtained by completing the fico application form. If we are not provided with an exemption number we will have to reserve 20% tax from your rent until one is provided direct from the inland revenue. With over 40 staff dedicated to lettings you can rest assured that your property is getting our full attention and we will let as quickly as possible.

Once a tenant has been found we will obtain credit references, work references and previous landlord references to ensure you are getting a good tenant. We will collect a deposit equivalent to 5 weeks rents and insure this with the Tenancy Dispute Service inline with the government legislation. This will only be returned after the tenant moves out and we have fully checked the property and are happy it has been looked after.

Before your new tenant moves in we will complete a full photographic inventory of your property showing the condition and your new tenants will sign this to confirm they agree to the condition they are getting the property in.

Property Management


We have also worked closely over the years with a number of well known developers and at PJP we are able to let anything from 1 to 100 properties in any one development comfortably. We provide a fully comprehensive service which can include if required:

  • Carrying out the handover of your newly completed property
  • Checking the property condition
  • Liaising with chosen furniture company to arrange installation
  • Taking marketing images to ensure we have the best possible material to let your property
  • Advertising your property through various forms of media?
  • Finding you a suitable tenant for your property

To enable us to market your property we will require a completed Property Management Agreement, a Property Instruction form and a Energy Performance Certificate which is a requirement by law from 1st October 2008.

For more information on Energy Performance Certificates, click the link below. This can be arranged by Philip James Partnership if needed. We will also require 2 sets of keys for your property.

Maintenance Department


This department will ensure that all repairs and improvements required to your property are carried out by a professional contractor and completed as quickly as possible. With over 100 independent contractors you can be sure we are getting a very competitive price for work carried out on your property.

As some maintenance issues are sometimes found out of hours and are emergencies we have a 24 hour maintenance team on hand to get to these as soon as possible to avoid any further damage being caused to your property.

As the legislation for renting a property out is changing all the time you will not need to worry about keeping up to date with this as we will ensure that your property meets all the requirements including Gas Safety Test, Deposit Insurance and Energy Performance Certificate.

Rent Collections


Rental income is one of if not the most important aspect of your investment and that is why we have a dedicated team collecting your rent and accounting it to you. All you’re your rent is collected by us and is accounted direct into your bank account on a monthly basis. Should we have any issues with arrears PJP employ a full time credit controller to deal with the problem swiftly.

Resigning tenants


We will contact your current tenant 8 weeks before the tenancy comes to an end and offer them the option to extend their contract for a further fixed term period. By doing this you are being given the best possible chance to re let your property should your tenants want to vacate. If your tenant informed us they are leaving we will arrange for your property to be re advertised, this allows us to market the property before it comes empty this has been proven to mean little or no voids for tenants.

Moving Out


To ensure we get your property back in the same condition it was given to the tenant we will call to the property as soon as the tenant moves out and complete a full colour photographic inventory. This will identify if any work is required to the property and we will have it completed immediately allowing you new tenants to move in as quickly as possible.
