Didsbury is proving extremely popular amongst first-time-buyers despite surging prices in the area.
With the average Didsbury property costing around £320,000, it’s one of the most expensive suburbs in Greater Manchester.
However, these sky high prices aren’t deterring new buyers who are usually known for having a tighter budget and opting for properties at the lower end of the market. In fact, 42% of all properties sold in the area were bought by those taking their first step on the ladder, more than double the national average.
Rob Kennedy, director of Philip James Kennedy estate agents in Didsbury says the rise in property prices comes down to supply and demand. Thanks to the surge in popularity combined with a shortfall in new build properties, prices have seen tremendous growth.
He said: “Didsbury is geographically small with many residents who have lived in Didsbury now wanting to raise their families in larger homes. They sell at such a premium because there aren’t enough, especially within the catchment of the most sought-after primary schools and the village.
“There is a disproportionate amount of apartments and terraces in Didsbury and an acute shortage of larger family homes which are highly sought after. Until the late 1990s, Didsbury attracted a younger student crowd so the developers built smaller homes to reflect that market.
“These properties have increased in value massively which are helping buyers to afford the prices of the family homes.”
Thanks to high property prices teamed with modest wages and expensive living costs, it’s never been harder for first time buyers to purchase their own homes. Although many young people are admitting defeat and opting for the flexibility renting offers, those who are able to get financial help from their parents are snapping up properties across the city.
Those seeking help from the ‘bank of mum and dad’ may be behind the steady stream of first time buyers purchasing homes in Didsbury. With the help of gifted deposits and/or family inheritance, purchasing a much sought-after home in an affluent area can become that little bit easier.
