As we prepare to launch our student lettings for the academic year 2022-2023 we anticipate a rush of students looking to find accommodation. With universities welcoming students back to lectures more and more, student life is returning back to normal.
Last year Philip James managed to let 100% of our student portfolio and were the number one agent in student lettings in South Manchester according to Rightmove data. Over 80% of properties were let before Christmas with 95% of expected rents achieved.
With the number of students looking for accommodation online increasing, we have taken the opportunity over the summer to carry out video tours of all our student properties.
Utilising premium video equipment as well as specialist training for our property negotiators, we have made sure each property is presented in the best possible light online and promoted on social media.
Investing in cutting edge, bespoke lettings software has allowed us to restructure and streamline our lettings department to offer a better, more efficient service to both tenants and landlords.
This is in addition in to us carrying out accompanied viewings from 9am to 8pm, 6 days a week.
We also advertise our properties with Manchester Student Homes, the university-run housing service for students.
Our approach has been the best way to get our student properties let successfully in a very competitive market.
Each of our student properties have been inspected five times over the duration of the tenancy, allowing us to keep on top of any property maintenance and to encourage a good relationship with the tenants and make sure that the house is well taken care of.
By doing this we found that on move out in June our student properties were left in a better condition than in previous years, and we only deducted an average of £200 from the deposit for cleaning.
