Market leader Philip James Wilson celebrates record results in the Tameside market

The summer months have drawn to a close and the nights are getting darker, but this hasn’t slowed things down one bit for Philip James Wilson. The market-leading estate agent – according to the latest Rightmove statistics – has experienced a very buoyant property market over the summer.

“This has been our busiest year ever within M34 with price rising and demand outstripping supply,” explained sales manager Franca Carbone.

“Almost 50 per cent of all properties listed with PJW in the last 12 months have been sold within four weeks of going to the market. And a whopping 78 per cent were sold within eight weeks.

 

franca“Sellers in particular are delighted as we have achieved, on average, 98 per cent of asking price, with many being sold at asking price or over.

“This year we have been particularly busy in the Audenshaw area with a high demand largely due to the catchment area for the popular local schools and proximity to the M60 motorway network. “In fact, both Audenshaw and Droylsden have become increasingly popular with commuters since the installation of the tram network, which has trams into Piccadilly every 12 minutes.”

PRICES ON THE RISE

The ever-popular Dane Bank area, in Denton, has also seen some significant rises in prices over the last 12 months. As with many of the local areas, it is popular for its schools and the great amenities it provides for growing families.

“This is a highly sought after area and due to level of demand I literally have a waiting list of people waiting for properties to come on the market,” added Franca.

“Demand in the area has been so high that it is not uncommon in some cases to achieve multiple offers on the same property and some buyers willing to offer as much as £20,000 more than the asking price to secure the property. Many properties sell within less than 24 hours of going on the market.
