A once-in-a-lifetime chance to buy a 10 bedroom Victorian mansion

03/05/17

Properties like this don’t come on the market very often – never mind in one of Stockport’s trendiest suburbs. Philip James in Heaton Moor has just been appointed to sell this stunning Victorian mansion, with a massive amount of potential to transform it into an amazing family home.

With 10 good-sized bedrooms, beautiful secluded gardens and a wealth of original features, this remarkable property on Mauldeth Road is being marketed for £1.3m.

Sales Manager at Philip James Heaton Moor branch Danny Kyles said: “This is an absolutely amazing property and we are incredibly pleased to be showcasing this period mansion to prospective buyers.

“It’s so very rare to see a grand property with so many original features, and we’re sure this gorgeous house will make a stunning home for a new family to create their own memories over the years.

“We advise people to visit our website to see the video tour of the mansion, which gives you a sense of the proportions and grandeur you get from seeing every room.”

Local History

In terms of local history, the Mayor of Manchester, Sir James Hoy, lived in the property in 1894 for more than 20 years, and was Mayor of the city from 1901-02.

The property was built in 1869 and the current owner has lived since 1948. His father was the local doctor and the surgery was actually based at the property. At its prime, the house had an orchard and a badminton court, and has seen many happy family occasions, weddings and parties both indoors and in the garden.

As the photographs show, this property has barely been altered since it was built in 1869, giving a new owner the chance to update the decor, but also to preserve the original ornate Victorian features.

Step Inside

The grand front door, with a stained-glass porch, is a stunning entrance, and matching gothic arch-shaped windows and doorways can be seen through the property. Downstairs, there are very ornate original marble fireplaces, which contribute to the Victorian grandeur. In the kitchen, there is an original ceiling pulley clothes airer, and a huge Aga-style range oven, which would heat the whole of the kitchen.

With 10 bedrooms and four floors of living space, including four cellar chambers, this means the new buyer could have almost 7,000 sq ft of living space to renovate. There is already a billiards room, and there is plenty of space for a new buyer to create other family areas, such as a cinema room and games room.

Being set in 1.32 acres of land, the very mature gardens are also unusually large for any property in this area. The long driveway and the large gardens means the property itself feels very secluded, while still being set in the heart of Heaton Moor, surrounded by bars, restaurants and independent boutiques.

Surrounding Area

Mauldeth Road is also within walking distance to Heaton Chapel train station, very close to a number of bus routes and just five to ten minutes away from the Manchester motorway network for easy access to the whole of the North West.

The sale of this property also includes a former coach house, which features four more rooms, and is ripe for development into a granny flat, or a separate pad for grown-up children to live in.

Premium Estate Agent

Philip James is the premium estate agent in the area and last year alone we sold more than £60m of property, achieving 98.5% of the asking price. At the top end of the market, Philip James in Heaton Moor and Didsbury have sold more than one in three properties over £500,000, meaning we are in touch with more high-end buyers than any other estate agent.

The Four Heatons have always been a popular district due to the stunning period properties, tree-lined streets, fantastic local restaurants and shops, as well as easy access to the city centre and motorways.

However, from last year we saw an unprecedented boom in people wanting to buy property in The Heatons, meaning houses were being sold for over their asking prices and large numbers of viewers for each property.

So far, in 2017, this popularity hasn’t waned at all and above-asking-price offers on good family houses continue to be accepted just hours after a property goes on the market.
