The Didsbury streets to buy a property in before the Metrolink arrives

The Metrolink comes to Didsbury next summer with the arrival of five new stations; Withington, Burton Road, West Didsbury, Didsbury Village and East Didsbury. Nearby properties are likely to see an upturn in prices as the area becomes Manchester’s most sought-after residential location. If you’re planning to buy a property in Didsbury and want to make the most of the 2013 Metrolink, here are Philip James Kennedy’s ten streets with the most potential;

1. DIDSBURY POINT 

Withington Station
It’s taken a while for this contemporary development to register with traditional Didsbury buyers, but the imminent arrival of the Withington Metrolink station a few hundred yards away will put Didsbury Point firmly on the map. There is a wide-selection of property types from studio apartments to 4-bed townhouses but the most popular will be the 1 and 2-bed apartments, offering affordable homes for the thousands of young professionals working in the city centre.

2. MATLOCK AVENUE 

Withington Station
Didsbury, Buxton, Matlock, Cavendish, Perrygate and Leopold Avenues are six sought after Edwardian cul-de-sacs off Cavendish Road and located seconds from Burton Road with its upmarket bars, restaurants and boutique shops. With the popular Cavendish Road Primary School next door and the new Withington Metrolink station around the corner, these houses will become popular commutable properties.

3. GOULDEN ROAD 

Burton Road Station
For the last few decades Goulden Road has been one of the most affordable streets in Didsbury but the arrival of the Burton Road Metrolink station in 2013 will change all that. Many of the 3-storey Victorian houses have been converted into apartments but the arrival of public transport could see many of them revert to large family homes as the street becomes more and more desirable.

Burton Road Station
Didsbury may be famous for its large period houses but tucked behind the tree lined streets are a number of 1960s purpose-built developments. The best ones are Lapwing and Brankgate Court; two large brick-built blocks situated in well-tended private grounds, surrounded by mature trees and backing onto the railway line. These 3-storey modern homes are popular with 50+ couples and young professionals and their proximity to the new Burton Road Metrolink station will make them a popular alternative to Victorian conversions.

5. BALLBROOK AVENUE 

West Didsbury Station
With its grand detached Victorian villas and classic mock Tudor semi-detached houses, Ballbrook Avenue is the archetypal West Didsbury street; tree-lined, quiet, sought-after and now within two minutes walk of a new Metrolink station. Most of the houses are set back from the road with generous front gardens and wide plots. If you bought a house here in the 1970s or 1980s you’ll be laughing.

West Didsbury Station
Located just a few minutes’ walk away from the new West Didsbury Metrolink station sits Gordon Place, an attractive cul-de-sac of classic semi-detached Victorian houses surrounded by trees and with one of the area’s few un-made roads. It has the feeling of a luxury private road and it’s one of our favourite hidden locations in Didsbury. You’ll struggle to find a more peaceful spot anywhere else in south Manchester.

Didsbury Village Station
Built in the late 1990s, Olive Shapley Avenue currently sits in a quiet backwater of Didsbury Village but the arrival of a busy Metrolink Station at the top of the street will see these modern apartments become some of the area’s most sought-after properties. With its nicely landscaped communal gardens and generous-sized accommodation, this development is ideal for young professional tenants and offers a great alternative to expensive city centre living.

Didsbury Village Station
These 2 and 3-storey Victorian workers cottages have small front gardens, tiny backyards and the surrounding streets are congested with cars but we think Crossway, Churchwood and Grenfell Road are the area’s three most promising streets. The new Didsbury Village Metrolink station is being built just a few hundred yards away so expect these affordable first-time-buyer houses to be transformed into prime Didsbury properties.

9. PARRS WOOD AVENUE 

East Didsbury Station
For the last 75-years Parrs Wood Avenue has been one of the most sought-after East Didsbury streets and the imminent arrival of the Metrolink station is likely to make it even more popular. These roomy 1930s bay windowed semi-detached houses have a classic Art Deco style and offer great value-for-money with their large tree-lined gardens and close proximity to Parrs Wood High School.

10. GREEN PASTURES 

East Didsbury Station
Green Pastures is one of East Didsbury’s few luxury modern estates and when the Metrolink opens in 2013 it will sit within easy commuting distance of Manchester city centre. These large detached houses were built in the early 1980s and offer some of the area’s best-value family accommodation. We particularly like the detached houses on the south side of the cul-de-sac with their tree-lined gardens and open views across Parrs Wood High School playing fields.
