Estate agents Philip James Denton has got off to a fantastic start since it launched seven months ago. And, to give its clients a new year boost, the firm is currently offering an exclusive introductory offer for those selling their home. Founder of Denton’s office, Franca Carbone explains all about it…

What has made the launch such a success?

We did not anticipate quite how busy or successful it would be so early on. Over 50 per cent of the stock we have is currently under offer so we’re on the search for more – something we’re very pleased with. I have a unique way of running a property business. I am a personal agent, much along the lines of the American system where you have an agent who gets to know you and your house and undertakes the viewings but has the back-up of an experienced team of people.

Tell us more about your introductory offer

We have been running an offer where we will sell your property for as little as £500, plus VAT*, depending on the value of your home. We are continuing to run this for a while longer but the offer will not last forever; we will be reviewing this after Christmas. Some of my vendors have said that my fee seems too cheap for the service they get; I can guarantee, it is by no means a cheap service and it’s offered on a no sale, no fee basis.

 What has been the response from clients so far?

My clients have been over the moon with the service they have received. We have had some fantastic feedback from vendors we have sold for. Some of the comments I have had are, ‘a refreshing change to typical estate agents’ and that they feel that we are ‘very professional, proactive and on the ball.’

They trust us to do the best to sell their house and achieve the best price.

It’s great that they can contact me at any time of the day or evening; I am very hands on. They have been very pleased with the photos and property details provided. Many of my vendors have recommended me to friends and family.

How do you feel about working in the place you grew up in?

I am enjoying the job immensely. I didn’t know how I would feel working in Denton so close to home after years of working in the city centre. I have found the people in this area lovely to work with. When I worked in the city, I dealt with a lot of investors mainly concerned with yields and returns; there was no emotional connection with their property. Many of the people I meet either know me or know my family; it’s quite funny, we can always seem to find a connection. I even bump into some of my vendors on the school run in the morning.

What are your thoughts on the property market in Denton?

There are a lot of properties on the market in this area. We can’t deny that the economy has meant we have been through tough times in the property market, but there is good demand for properties in Denton and Audenshaw. The market is very price sensitive so it is very important to ensure your property is marketed at the right price, and the key is to ensure that your property is presented and marketed to the highest possible standard. When doing a property search on the internet, you’ve got just a few seconds to wow that person, and if your photos don’t cut the mustard, they probably won’t give your property a second glance. Our photos do cut the mustard!

Have you always wanted to work in property?

Not at all. When I graduated I took the first job I could get just to earn some money while I searched for the job of my dreams. I responded to an ad in the Manchester Evening News for an estate agent in south Manchester; within two years, I was running my own branch!
